Appraising your space situation
If the lease expiry date suddenly looms on the calendar, or business growth creates a need for more space, invariably the cry will go up, “Let’s see what’s on the market”.
This is a huge mistake many companies make! They have completely overlooked a simple but crucial question – “What are our real needs?” This may sound awfully basic but the reality is that many companies move to different premises without taking the time to go through a simple needs appraisal process. As a result they are in danger of occupying either too much (expensive!) space, the wrong kind of space or simply finding themselves with premises which don’t truly meet requirements.
We find ourselves increasingly working with companies to establish exactly what their requirements are. In other words, we work with them to create a brief which explores every area of the business. What proportion of open-plan space is appropriate versus cellular space? How do teams interact? Would an element of hot-desking be right for some members? Is flexible meeting room and training space important?
This very process invariably raises points that haven’t been considered. Absolute objectivity to the process is central to its success. Ultimately, it can save an awful lot of money. It can certainly avoid companies finding themselves in premises that are clearly not right for them.
At the end of the process, the company is provided with a professionally constructed brief, which can then be used to test across various property options.
