FIERCE demand for high quality office accommodation in Aberdeen’s fashionable west end saw a newly refurbished Rubislaw Terrace development pre-let before work was completed. Scottish architecture and space planning practice Space Solutions has completed work to design and manage the interior refurbishment of the four-storey B Listed building at 11 Rubislaw Terrace into around 3,400sq ft of contemporary office space fully outfitted for modern business needs.The development, which provides flexible, open-plan office space designed to the highest standards – and comes complete with private car parking facilities in the heart of the city – opened up a much needed rental opportunity within the popular location. But such is the appetite for this type of development in Aberdeen that it was snapped up by oil services company Offshore Marine Services prior to the 11-week project concluding. This was possible thanks to Space Solutions who worked closely with site owner Fraser Gordon to develop an easy-to-let space which is functional and flexible for the needs of modern business whilst retaining many of the buildings distinctive Victorian features. Mr Gordon said: “Rubislaw Terrace is a traditional granite building in a prime location in the heart of Aberdeen’s west end. We wanted to create premises which would be highly desirable but having it pre-let prior to completion is an indication of the quality of the premises and the work carried out on it.” Space Solutions has extensive experience in transforming traditional west end buildings to meet today’s business requirements. The architectural team liased with the City Heritage Trust throughout the project to upgrade and reinstate various period features in the building. Externally, upgrades were made to the roof, guttering and windows while internally, cornicing and doors were chosen to enhance the original features. Managing director Steve Judge said: “With this highly-sought after building being pre-let, our architect, space planner and interior designer were able to work directly with the tenant to ensure that their specific requirements were incorporated. Our contracting team managed and supervised the onsite works to ensure that the plans were completed to meet the tenants’ schedule.” “Properties of this calibre do not come along very often and this was an exciting opportunity to design and develop a fantastic business space in a prime location in Aberdeen’s main business district.” Offshore Marine Services director Stewart MacRae said: “We have a high standard in all our International offices and we were pleased to secure quality facilities here in Aberdeen that will serve the needs of our clients in an attractive environment for our employees.” |
